The same market price
The rent is based on what is really paid in your area, not on an inflated figure to win you over and cut later.

Guaranteed rent in Zaragoza
We become your tenant: we sign with you for 1 to 5 years and pay you a fixed rent at the end of every month, whether the apartment is let or empty. We take care of the refurbishment and getting it ready, at no cost to you.
What you sign
No small print, and the terms in writing before you decide.
The rent is based on what is really paid in your area, not on an inflated figure to win you over and cut later.
Painting, furniture, appliances and getting it ready. We make the investment and your apartment comes back worth more at the end of the contract.
Paid on time every month, whether the apartment is let, empty or being refurbished, with clear exit clauses from day one.
What worries you
If you've been thinking about renting out your apartment for a while, you'll probably recognise at least one.
Rent payments that never arrive, proceedings that drag on for months, lawyers and legal costs. And meanwhile the mortgage, the IBI (local property tax) and the comunidad (homeowners' association fees) still have to be paid.
With us, that risk is ours: you get paid just the same.
Scratched floors, worn-out kitchens, unexpected repairs between tenants and a fianza (the legal deposit) that doesn't cover what it really costs to put things right.
Maintenance is ongoing, not just when something breaks.
The boiler at ten o'clock on a Sunday night, viewings, adverts, certificates and a change of tenant every few months.
You don't make a single call: the phone is ours.
Most owners work out their return on twelve months' rent. Once you count empty periods, occasional unpaid rent and maintenance, the real average is closer to nine, and the time you put in still goes unpaid.
Real refurbishments, real apartments
Four real refurbishments that we paid for. In each photo, how it was on the left and how it was handed over on the right.
Who it's for
You may think your apartment isn't right for this. Plenty of owners thought the same and turned out to be a perfect fit.
It's sitting idle and earning you nothing. A fixed rent every month, whether it's let or empty.
You're afraid of unpaid rent happening again. We take on the unpaid rent: you get paid just the same.
Managing it from a distance is a nuisance. We're your local team: you don't make a single call.
You don't want hassle with tenants or repairs. Contract, tenants, rent collection and maintenance.
It needs work and you don't want to invest. We take care of the refurbishment.
You're after the highest possible return. Room rental, legal and formalised, with an agreed fixed rent.
How we calculate
The figure doesn't come from an opaque algorithm: it comes from what people pay in your area.
We start from the real demand in your part of Zaragoza, the size of the apartment, its condition and its features. On that basis we set a sustainable rent, one we can keep up month after month for the whole contract, and we guarantee it to you in writing.
To avoid relying only on our own experience, we use public benchmarks: the average rental price published by portals such as idealista and the official index of Spain's Ministry of Housing.
We always give it to you in writing, with clear terms. We'd rather make a realistic proposal we can keep than a promise we can't.
Get an estimate on our home page and then we'll give you the exact figure at the visit.
Comparison
Doing it yourself, handing it to a management agency or renting it out with guaranteed rent. What sets them apart isn't the work they take off your hands: it's who carries the risk of empty months and unpaid rent.
| What about | You do it yourself | Rental management | Guaranteed rent |
|---|---|---|---|
| What you pay | Nothing, except your time | A percentage of each month's rent: on the market, 5% to 12% plus VAT, and often one month's rent when the tenant moves in | €0, no fees or commission |
| Who signs with you | The tenant | The tenant, and the agency handles it | Us, as a responsible tenant |
| Months with the apartment empty | You don't get paid | You don't get paid | You get paid just the same |
| If the tenant doesn't pay | You chase it yourself | It gets claimed, but meanwhile you don't get paid | You get paid just the same: the problem is ours |
| Adverts, viewings and repairs | Yours | The agency's | Ours |
| Refurbishment and getting it ready | You pay for it | You pay for it | We pay for it |
| The rent | The market rate, when it gets paid | The market rate, minus the commission | Fixed and in writing, for 1 to 5 years |
In figures: an apartment let at €700 a month with an agency charging 8% plus VAT, one month's rent plus VAT up front and just one empty month in the year leaves you €6,107 of the €8,400 that twelve full months would bring in. The advertised 8% turns into more than 27%, and that's without any unpaid rent. You'll find the full calculation in how much rental management costs in Zaragoza, and the seven steps of doing it yourself, in order, in steps to rent out your home.
Guaranteed rent has its trade-off too, and we'd rather tell you: the figure is fixed for the whole contract, so you don't benefit from market rises. In return, you don't pay for empty months, unpaid rent or the refurbishment either.
About us
We're Gonzalo and Nicolás. We started out managing our own family's apartments and ended up turning that way of working into a profession. Whoever picks up the phone and whoever signs your contract is one of the two of us.

What people ask us
The questions that come up at almost every visit, answered straight.
With the guaranteed rent option, we take on the risk of unpaid rent: you receive your fixed monthly rent even if the tenant stops paying or the apartment is empty. With the full property management option, we handle rent collection, claims and, if necessary, the legal fast-track eviction procedure.
In practice the terms are used as synonyms and describe the same idea: you receive a fixed amount every month, whatever happens with the tenant. What's worth looking at isn't the name, but who gives that guarantee, for how long, and what happens if the apartment is left empty. Here we give it ourselves, in writing, in a contract of one to five years, and the rent is paid in at the end of the month whether the apartment is let or not. That's how our guaranteed rent in Zaragoza works.
We tell you before you sign anything. We visit your apartment, look at the area, its condition, the number of bedrooms and real demand, and give you in writing the exact amount you would receive each month for the whole length of the contract. No small print and no variable figures. If the proposal doesn't suit you, we don't sign: zero cost, zero commitment.
The IBI and the homeowners' association fees remain the owner's responsibility, just as in any traditional rental, because they are tied to the property. The rent we guarantee you already takes those costs into account, so that the net amount you receive makes sense. Home insurance is paid by the owner; we recommend a multi-risk policy and advise you on the cover. Utilities (electricity, water, gas, internet) are handled by the tenant, unless something different is agreed in writing in the contract.
The guaranteed rent contract is usually signed for 1 to 5 years, with agreed renewals. The longer it is, the better the rent we can guarantee you, because we recoup the initial investment in finding tenants, furnishing and getting started. In any case, the exit clauses are clear from day 1: if your circumstances change significantly (selling the apartment, moving into it yourself), it can be discussed.
Repairs from ordinary use (a dripping tap, a stuck blind, a broken pane of glass) are covered by us as part of the management: our teams sort out the problem and the owner doesn't have to make a single call. Structural repairs (a boiler that dies, plumbing inside the walls, leaks) are the owner's responsibility, as in any legal rental, and since 8 October 2026 they come with a deadline in residential lets: if the tenant asks in writing for a necessary repair with a reasonable quote and gets no answer within fifteen calendar days, or is refused without good reason, they can carry it out themselves and deduct it from the following rent payments. The difference: you don't hear about the problem, you hear about the report with the solution and the quote already in hand.
That deadline is set by Article 21.5 of the LAU (Spain's Urban Leases Act), as worded by Royal Decree-Law 29/2026 of 6 October. A word of warning: Royal Decree-Law 29/2026 has been in force since 8 October 2026, but the Spanish Congress has to ratify it within the following thirty days, as Article 86 of the Spanish Constitution requires. Its predecessor, Royal Decree-Law 26/2026, with the same title, was not ratified and was repealed on 2 October. If this one also lapsed, the previous rules would apply again, and we would update this page.
MR Renta y Gestión was founded by the brothers Gonzalo and Nicolás Moya. We started by professionalising the management of our own family's and close friends' apartments, which is where we learned what works and what doesn't. Today we manage homes in Delicias, Universidad, Centro, Torrero, Casco Histórico, Actur and Plaza Roma. We are small and local by choice: we know every apartment personally, and every owner has a name and a direct phone number to reach us.
A rent guarantee insurance policy pays you if the tenant doesn't pay, but only after months of proceedings, with excesses, a cap on cover (usually 6 to 12 months) and annual premiums that you pay. It also doesn't cover the time the apartment sits empty between tenants. With MR Renta you receive exactly the same amount every month from day 1, for the whole length of the contract, whether the apartment is let or not. It isn't insurance: it's a professional lease in which we are the responsible tenant and sublet the apartment.
In seven steps, and before the first one you need to decide whether you'll do it yourself, through a letting agency or with guaranteed rent, because that decides how many of them fall to you. The seven are: gather the paperwork, with the energy performance certificate registered with the Government of Aragon and the utility bills up to date; set the price using real listings in your area; get the apartment ready and photograph it; publish the listing with the energy rating and show the apartment; choose a tenant after checking they can pay; sign the contract, lodge the deposit and sign the inventory with the tenant; and manage the day to day, from collecting the rent to repairs, renewal and move-out. You'll find them one by one, with the paperwork and deadlines, in the 7 steps to rent out your apartment. With guaranteed rent you sign with us, and we are your tenant: finding whoever lives in the apartment, collecting their rent and day-to-day repairs become our job.
Whatever you need to know whether they'll be able to pay, and nothing more: the General Data Protection Regulation requires what you ask for to be limited to that. The usual is their employment contract and latest payslips if they're an employee, their latest income tax return if they're autónomo (self-employed) or have variable income and, if their income falls short, a guarantor. A copy of their DNI (Spanish ID card) is generally not needed. The practical rule is that the rent shouldn't be more than 30 to 40% of their net income: for an apartment at €700 a month, between €1,750 and €2,333 net. When signing you can ask for a deposit of one month's rent and, at most, two more months as an additional guarantee. We go into detail in how much a tenant needs to earn. With guaranteed rent you don't have to vet anyone: the tenant who signs with you is us.
Much less than the third that people often fear. For a rent of €500 a month in Zaragoza, with a contract signed up to 1 December 2026, normal expenses and the 50% reduction the law grants for residential lets, an owner on an average salary pays around €360 a year in IRPF (Spanish personal income tax), 6% of what they receive; at €700 a month it comes to €574.50 (6.8%). What brings the bill down are the expenses you can deduct, such as the IBI, the homeowners' association fees, insurance, interest and the 3% depreciation, and that reduction on what is left. The full calculation, bracket by bracket, is in how much Hacienda takes when you rent out an apartment. This is general guidance, not tax advice: your figure depends on your expenses and the rest of your income.
Yes, but not like a free-market one. In Aragon you first need authorisation from the Government of Aragon, which you apply for at the Provincial Housing Sub-directorate once the contract is signed; the tenant has to live there as their permanent home and meet the eligibility requirements, and the rent cannot exceed the maximum set by the rules that apply to the apartment. If five years have not passed since its final classification, you must also fall within one of the four cases in Article 14.3 of Law 24/2003, and publicly developed homes allocated for ownership cannot be let. If the apartment has already been declassified, it is let like a free-market one. We explain it, with the documents and deadlines, in renting out a VPO apartment in Zaragoza.
In layers, each one covering what the previous one leaves open. First, choosing the tenant carefully before signing: proof of income, job stability, references from their previous rental and a check of the debtor databases. Next, the deposit of one month's rent and the additional guarantee the law allows. Third, rent guarantee insurance, which pays up to its limit in months and sometimes only after a waiting period. And the maximum protection, guaranteed rent: you sign with a company that pays you a fixed rent every month, whether the apartment is let or empty. All four, with what each one covers and what to do if unpaid rent has already happened, in how to protect your rental against unpaid rent. Guaranteed rent is what we do.
Renting it out doesn't take the repair off your hands. The repairs needed to keep the apartment habitable are yours to pay, and you can't raise the rent because of them (Article 21.1 of the LAU): if the damp comes from a fault in the installations, in the building or from a neighbour, the repair is yours as far as your tenant is concerned, and you claim it from whoever is responsible or from your insurance; if it is caused by the way the apartment is used, it depends on what can be proved. And since 8 October 2026, if the tenant asks you in writing for a repair with a reasonable quote, you have fifteen calendar days to accept it, propose a different repair or carry it out; if you don't answer or refuse without justification, they can do it themselves and deduct it from the rent. That deadline comes from Royal Decree-Law 29/2026, which the Spanish Congress still has to ratify. Who pays for each kind of repair, in who pays for repairs in a rented apartment. With guaranteed rent, we handle the repairs.
For finding a tenant, the usual fee is one month's rent plus VAT: on an apartment at €700, that's €847 as a one-off. If they also handle the day to day, between 5% and 12% of each month's rent plus VAT, or a fixed fee of €30 to €50 a month, according to the published rates of five management companies working in Zaragoza, checked on 10 October 2026. You pay it: by law, property management and contract formalisation costs fall on the owner and cannot be charged to the tenant (Article 20 of the LAU). And the commission covers neither unpaid rent nor the months the apartment sits empty. The figures for a whole year, with VAT and one empty month, in how much rental management costs in Zaragoza. With guaranteed rent there is no commission: you receive the agreed fixed rent.
It can be, but less than the adverts say. According to idealista, the gross rental yield on housing in Zaragoza was 6.3% in the second quarter of 2026, calculated using asking prices. With official figures we get less: a 71 m² apartment bought at today's appraisal value and let at the city's median rent gives a 3.8% gross return on the total invested, and around 3.2% if you set aside two months' rent a year for expenses and empty months. If the apartment is second-hand, in Aragon the purchase pays 8% property transfer tax up to €400,000. Every figure with its source and the calculation step by step, in whether it pays to buy an apartment to rent out in Zaragoza. This is general information, not advice: for your own case, consult your adviser.
Yes. The LAU doesn't require you to leave the apartment furnished or to provide appliances: what it says is that, if you do leave them, they form part of the same contract and follow the same rules as the home (Article 2.2), with the same duration and the same deposit of one month's rent. What changes is everything else: whatever you leave that wears out over the years or through normal use is yours to repair, and what gets broken through misuse is paid for by the tenant; you can deduct the depreciation of the furniture, up to 10% of what it cost you each year; and an inventory with photos when you hand over the keys is a good idea. A common middle ground is leaving the kitchen equipped, along with the large appliances. Each point, with what the law says, in renting out the apartment furnished or unfurnished.
One month's rent: that is the legal deposit for a home (Article 36 of the LAU) and it cannot be increased. In Aragon, what's more, it doesn't stay in your account: you have to lodge it with the Government of Aragon within two months of signing, and doing so is free. On top of the deposit you can agree an additional guarantee, capped at two months' rent in contracts of up to five years, or seven if the owner is a company. Since 8 October 2026, for temporary residential lets that cap is one month's rent and the tenant cannot be required to take out rent guarantee insurance; both changes come from Royal Decree-Law 29/2026, which the Spanish Congress still has to ratify. How it is lodged and how it is returned, in the guide to the deposit in Zaragoza.
In Zaragoza there's no shortage of interest: in the first quarter of 2026 each rental listing in the city received an average of 86 enquiries, compared with 41 across Spain as a whole, according to idealista. What drags the process out depends on you, and it's almost always the price, which is the number one cause. To avoid losing weeks: order the energy performance certificate the same day you decide to rent, set the price with data from your area, take the photos in natural light, state in the listing what you'll ask for, ask for proof of solvency in writing before showing the apartment, and have the contract and the inventory ready before you have a tenant. Half of owners let their apartment in under two weeks and one in seven takes more than two months (Fotocasa, 2025). What you shouldn't cut short is choosing the tenant. The timeline phase by phase, in how long it takes to rent out an apartment in Zaragoza. With guaranteed rent, we sign in 7 to 14 days and you get paid from the first month.
It depends on the tenant's bank, since the tenant is the one who requests it: its price isn't regulated and each bank sets its own fees, as the Bank of Spain points out. There are usually three: an assessment fee and an opening fee when it is granted, normally a percentage of the guaranteed amount with a minimum, and a risk fee paid for as long as the guarantee is in force. As a reference, Ibercaja's schedule of charges (section 20, in force since 17 January 2024) sets 2.5% for assessment and another 2.5% for formalisation, with a minimum of €90 each, and an annual 8% risk fee, charged quarterly, with a minimum of €120 a year. For a €1,400 guarantee, two months of a €700 rent, that schedule comes to €300 in the first year and €120 each following year. Once the guarantee is returned, continuing to charge the risk fee goes against good practice, according to the Bank of Spain. How it compares with a guarantor or rent guarantee insurance is covered in the guarantor guide. With guaranteed rent you don't need any guarantee: we are your tenant.
No rule prohibits it, and the law provides for that case: if a seized apartment goes to auction and a tenant is living in it, the court notifies them of the enforcement and gives them ten days to present their contract, and in that procedure only those occupying it without sufficient title are evicted (Articles 661 and 675 of the LEC, Spain's Civil Procedure Act). The Ley Hipotecaria (Mortgage Act) even allows an apartment with a registered seizure to be sold or encumbered, without prejudice to the creditor who requested it (Article 71). The limit lies in the intention: renting it out to obstruct the seizure is the offence of frustrating enforcement (Article 257 of the Código Penal, the Criminal Code). If the forced sale results from a court judgment and happens within the first five years of the contract, seven if the landlord is a legal entity, your tenant can stay until those years are up (Article 13.1 of the LAU). And if the rent is also seized, the court orders the tenant to withhold it instead of paying it to you (Article 622 of the LEC); Hacienda and Social Security do the same with their seizures. Before signing, check with a lawyer where that debt stands; how a seizure shows up at the Land Registry is explained in the guide to the nota simple (land registry extract).
By signing the contract directly with your tenant: it's legal and you save the letting agency's commission, which for finding a tenant is usually one month's rent plus VAT, but the work and the risk are yours. Before signing, check the DNI or NIE (foreigner identity number) of whoever is signing, have the energy performance certificate registered, and prepare the inventory with dated photos, because without it the law presumes the tenant received the apartment in good condition. Then lodge the deposit with the Government of Aragon within two months of signing; doing so is free. If you'd rather not do it yourself, with guaranteed rent you don't have to vet anyone: the tenant who signs with you is us. The contract template and the full checklist, in how to draw up a private rental contract.
If Hacienda finds out, the fine is a percentage of what you failed to pay: 50% if it's minor, 50 to 100% if it's serious and 100 to 150% if it's very serious, involving fraudulent means. On top of that you pay the tax without the reduction for residential lets, plus late-payment interest. The fine is cut by 30% if you accept it, and what remains by another 40% if you pay on time and don't appeal. If you put it right yourself before Hacienda writes to you, there's no fine: you pay a surcharge of 1% plus 1% for each full month of delay, or 15% with interest after a year. How to do it, year by year, in undeclared rental income: what happens and how to put it right.
By signing two things together: a residential lease, governed by the LAU, and an option-to-buy agreement. Everything is set on the day of signing: the purchase price, the premium the tenant usually pays you for that right, which isn't returned if they don't buy unless agreed otherwise, the deadline to decide and which monthly payments are deducted from the price. Two warnings: even if they don't buy, they can extend the lease up to five years, or seven if the owner is a company, and the premium is taxed in the savings tax base in the year it is signed. If you'd rather get paid without selling, we pay you a fixed rent at the end of each month. What the contract should say, in renting with an option to buy: how it works.
No, in a residential lease the deposit is compulsory: the LAU requires, when the contract is signed, a cash deposit of one month's rent (Article 36.1). In Aragon, you also have to lodge it yourself with the Government of Aragon within two months of signing; doing so is free, and failing to do it is a serious offence, with a fine of €301 to €3,000. What is optional is asking for more than the deposit, such as a bank guarantee, capped at two months' rent in contracts of up to five years. And the deposit is not the last month's rent, unless you expressly agree so. How it is lodged and how it is recovered, in the guide to the deposit in Zaragoza.
In general, no. If you rent out your apartment, whole or by the room, to private individuals to live in, what you receive is taxed in your IRPF as income from real estate capital, not as income from an economic activity: for that, the IRPF law requires at least one person employed full time under an employment contract to manage the properties (Article 27.2). It is declared every year in your income tax return: from what you receive you subtract the deductible expenses and depreciation, apply the reduction for residential lets, 50% in general if the contract was signed up to 1 December 2026, and what is left is added to your tax base. The calculation step by step, in how much Hacienda takes if you rent out your apartment.
The ones that fix whatever would stop you renting it out, and the ones that improve what the tenant sees on the first viewing. First, the electrics and plumbing, damp, the boiler or windows that don't close: you would have to fix them during the contract, and it's easier with the apartment empty. Then, light neutral paint, the bathroom, the kitchen and the floors; sometimes it's enough to redo the grouting, replace the kitchen unit fronts or sand the parquet. Luxury finishes, anything that only suits your own taste and changing the layout don't usually pay off. In your income tax return, a repair is deducted in the same year, up to a limit, and an improvement gradually through depreciation. Room by room, in what to refurbish before renting out an apartment. With guaranteed rent, we take care of the refurbishment.
First, that they can pay: those that publish their limit require the rent to be no more than 35 to 43% of the tenant's net income, around €1,630 to €2,000 a month for a €700 rental. To check it, they ask for an employment contract and recent payslips, or the latest income tax return if the tenant is self-employed, and they consult the debtor databases, which only record debts of at least €50 that have already been claimed: not appearing doesn't prove someone pays reliably. If the tenant's income falls short, they accept a guarantor with their own income. If you already have a tenant, they go through the same assessment and may not be accepted. What is asked of each of them, in the requirements for rent guarantee insurance. With guaranteed rent you don't have to vet anyone, and we take on the unpaid rent.
With a temporary residential contract: for someone whose home is elsewhere and who is away for a justified reason they can prove, such as a student during the academic year, also when renting a room. The contract has to state that reason, and you must be able to prove it. If it isn't written down, if it lasts more than twelve months without the reason justifying it, or if you chain more than two temporary contracts with the same tenant, it is treated as a lease of a permanent home. These rules come from a regulation that the Spanish Congress still has to ratify. In your income tax return, Hacienda refuses the reduction for residential lets when the apartment is let seasonally or only for the academic year, and from 2 December 2026 the law excludes temporary housing. We look at it in permanent or temporary home.
You can't ask for more than one month's rent in advance, even if they have savings, or for the agency's fees, or for them to take out rent guarantee insurance, or for more paperwork than necessary. The agency's fees and the management or contract formalisation costs are yours, and since 8 October 2026 you can't charge them to the tenant when modifying or renewing the contract either. Since that date, you also can't require them to take out rent guarantee insurance; both changes come from a regulation that the Spanish Congress still has to ratify. If one document already proves what you need, don't ask for another, such as an employment history report from someone who has already shown a permanent contract. And a clause waiving the right to extend the lease is void even if it has been signed. What you can ask for, in how much a tenant needs to earn.
Yes. The law on these databases talks about debts and doesn't mention renting; what it does require is that, if you consult the database and decide not to sign because of what you see, you inform the applicant of the result. Whether a landlord can consult it, that law doesn't make clear. Appearing in one means having a certain, overdue and enforceable debt of at least €50, still unpaid, that fell due no more than five years ago; not appearing doesn't prove someone pays reliably either. If you do rent to them, look at their income and protect yourself with the deposit, an additional guarantee, a guarantor or rent guarantee insurance taken out by you, bearing in mind that insurers consult those databases. With our guaranteed rent, we take on the risk of unpaid rent. What the law allows, in how to find out whether a tenant is a bad payer.
Yes. The LAU lets residential leases be governed by whatever you both agree, within its rules, and doesn't mention animals; the national animal welfare law, Law 7/2023, doesn't regulate leases either. You can ban them in the contract, allow them without conditions or allow them with conditions: which animal, how many, who pays for damage and how the apartment is to be left on moving out. If the contract says nothing, the tenant can keep them, although they are liable for any damage beyond normal wear and tear. On top of the deposit, you can agree an additional guarantee of up to two months' rent in contracts of up to five years. And before deciding, read your homeowners' association bylaws. How to word the clause, in whether you can ban pets in a rental apartment.
The essential ones are five: energy certificate, deposit, repairs, extensions and receipts. Before advertising the apartment, the certificate must be registered, its rating goes in the listing and a copy of the label is attached to the contract. When signing, you require a deposit of one month's rent and lodge it yourself with the Government of Aragon within the following two months. During the contract, you carry out, without raising the rent, the repairs needed to keep the apartment habitable; you respect the extensions: if you agree on less than five years, the tenant can extend year by year up to that minimum; and you give a receipt for each monthly payment, unless you agree on payment by bank transfer. With guaranteed rent you sign with us, and we are your tenant. What the contract should include, in what to include in the rental contract.
