Twenty-five reviews on Google and a 5.0 rating. First, those from owners like you; then, those from the people who live in the apartments we manage, which count too: a well-looked-after tenant takes better care of your home.
I bought an apartment in Zaragoza and handed over the management because I live elsewhere. The two brothers are real professionals. If I buy another one, I won't hesitate to trust them with the management again.
I had been looking for a while for a company I could trust to manage my apartment, and I really got it right. Quick communication, transparent management and zero problems. Totally recommended.
I was quite afraid of renting out my apartment because I'd had bad experiences before, but with MR Renta y Gestión everything has been very easy. They have taken care of absolutely everything, always kept me informed and been very approachable from day one. It's reassuring to leave your home in the hands of serious people.
Very happy with the full management of the whole thing. They found tenants quickly, explained everything clearly and answered any question straight away. You can tell they know the sector well and work professionally.
I shouldn't be the one to say it because they're my nephews, but they are first-class professionals. They look after my apartment and all I have to do is get paid. I'm not giving more than 5 stars because I can't.
I had a very comfortable stay. You can tell they care about the tenants being well and the apartment being looked after.
I lived in one of their rooms before renting an apartment for myself and it was a good experience, a peaceful place to share. I recommend it
A very good experience as a tenant. Comfortable room, well-kept apartment and very proper treatment throughout the stay.
I've rented rooms before and honestly I've had one of my best experiences here. Good treatment, everything made easy and very good management.
I stayed for several months and didn't have a single problem. The service was always polite, quick and effective. It's a pleasure to find professionals like this.
As a tenant who has been with MR Renta y Gestión for almost 1 year, I can only be grateful to Gonzalo and Nicolás for their impeccable management, in the quality of the rooms and of the common areas and, of course, of the tenants I've been lucky enough to share with, keep it up!! Totally recommended!!
The room was exactly as in the photos, everything very clean and a very quiet atmosphere in the apartment. I felt comfortable from the first day.
I've been with MR Renta y Gestión for more than a year in one of their rooms, nothing bad to say!! The price per room is unbeatable, in the centre of Zaragoza, not to mention that all bills are included. They are very attentive to everything and if I were an owner I wouldn't hesitate to leave them the keys to my home, because I'd know it was in good hands!!!
I had been looking for a rental apartment for a while and, honestly, I'd had quite bad experiences with other agencies. With MR Renta y Gestión it was completely different. From the very first moment they took their time with me, explained the whole process clearly and I never felt they were rushing me to close anything. I found the apartment in less than two weeks and all the paperwork was handled incredibly fast. I would definitely call them again.
Everything perfect during my stay. Quick communication, a clean apartment and any issue was sorted out straight away.

Calculate what I would earnCalculate the guaranteed rent you could earn for your apartment in Zaragoza
We give you an approximate figure right now, based on the reference price for your area, the number of rooms and the condition of the apartment. We give you the final figure in writing after seeing it, and that one does not change for the whole contract.
The price reference comes from the Zaragoza rental market (portals such as idealista and the Ministry of Housing's official index). It is not a valuation: it is a starting point for a conversation.

Our services
A rental management company in Zaragoza that takes care of everything
Six ways to keep it let and earning. Open the one that looks most like your case: in each one you have the numbers, the contract and what we take on.
Rent out my apartment in Zaragoza
We become your tenant. We sign with you for 1 to 5 years and pay you a fixed rent at the end of every month, whether the apartment is let or empty. We take on the refurbishment and getting it ready. How to rent out my apartment in Zaragoza.
Alternative to rent guarantee insurance
We don't sell insurance: we offer something different. A policy compensates you after a waiting period and up to a cap of months, and it does not pay for the months the apartment is empty; with guaranteed rent you get paid for all of them. Before you take one out, look at what rent guarantee insurance in Zaragoza covers, and what it doesn't.
Guaranteed rent payments
It's not that you get compensated after unpaid rent: you simply get paid anyway. Fixed rent in writing, with no waiting period, no excess and no fee. This is how safe letting with guaranteed payment works.
Full property management
Rental management, accommodation management or property management: the same service under different names. Contract, tenants, payments, repairs and paperwork. You just watch the income come in. See full property management in Zaragoza.
Student apartments
The academic year is decided between July and September, and anyone who arrives late loses the whole year. We find, screen and furnish; you get paid all twelve months, summer included. The company that manages your student apartment in Zaragoza.
Room rental
It earns more than a traditional let, and it is much more work. More tenants, more turnover and more issues: we deal with every one of them, and what reaches you is a fixed rent. Rent out my apartment by the room in Zaragoza.
Not sure which one is yours? Tell us where the apartment is and we will tell you what fits best, with the figure in writing: tell us where your apartment is.

No sugar-coating: what changes in your bank account, in your diary and in who takes the risk.

Who it is for
Situations where we fit best
You may think your apartment isn't right for this. Many owners thought the same and turned out to be a perfect fit. These are the most common cases.
Empty or inherited apartment
It is sitting idle and earning you nothing. Fixed rent every month, whether it is let or empty. This is how guaranteed rent payment in Zaragoza works.
Bad experience with tenants
You fear unpaid rent happening again. We take on unpaid rent: you get paid anyway. If you would rather compare, here is what rent guarantee insurance in Zaragoza covers and how it differs.
You live outside Zaragoza
Managing it from a distance is a nuisance. We are your local team: you don't make a single phone call.
You don't want to manage anything
You don't want hassle with tenants or repairs. Full management: contract, tenants, payments and maintenance.
Apartment that needs refurbishing
It needs work and you don't want to invest. We take on the refurbishment and fitting-out, at no cost to you.
You want to get the most out of it
You're after the highest possible return. Room rental, legal and formalised, with an agreed fixed rent.

Frequently asked questions
Questions we get asked by owners
The questions that come up on almost every visit, answered straight.
Yes. What we do is known as rent to rent, or guaranteed rent: we sign a contract with you in which you authorise in writing that the apartment is let by the room, and that is legal. What the law goes after is subletting behind the owner's back: article 8.2 of the LAU (Spain's Urban Leases Act) requires prior written consent, that the sublet be partial and that its price not exceed that of the main contract; if that is not met, the owner can terminate the contract under article 27.2.c. With you, nothing happens behind anyone's back: we sign a contract that states what is done with the apartment and that we are the ones answerable to you, whatever happens with whoever lives there. We explain it in full, with the articles, in the guide on the legality of room rental.
We care as much as you do that the apartment is in perfect condition: it is the basis of our business. We carry out regular checks and fix any issue before it turns into a problem.
You get paid anyway. Your contract is with us, not with the tenant: we pay you the fixed rent at the end of the month even if someone stops paying, and we absorb the unpaid rent. Also, our tenants rent a room, not the whole property, and we always have access to the common areas, which lets us act quickly on any problem. No risk of squatters, no surprises.
It is set out in the contract: we cover minor issues, and structural ones are the owner's responsibility, as in any lease. We explain it all from the start.
The best room rental company in Zaragoza is the one that offers you a fixed monthly rent in writing, with no surprises, and takes care of everything: contract, tenants, maintenance and issues. At MR Renta y Gestión we become your direct tenant (rent-to-rent): you receive the same agreed amount every month, whether the apartment is 100% let or not, and you never deal with the end tenants at any point.
It depends on the area, the number of rooms and the condition of the apartment. As a rough guide in Zaragoza, a 4-bedroom apartment in good condition in areas such as the city centre, Universidad or Delicias can generate between €1,000 and €1,500 a month under the rent-to-rent model. The final figure is set after a free visit and confirmed in the contract. How that income is taxed is covered in taxation of room rental in Zaragoza.
We work across the whole city of Zaragoza, with apartments under management in the city centre, Universidad, Delicias, Las Fuentes, Plaza Roma, Torrero, Casco Histórico and other neighbourhoods with good demand for room rental. We look at each case to confirm whether it fits our model.
In a traditional let you sign a contract with a single tenant who occupies the whole apartment. In room rental each room is let separately to different tenants: the average return is between 30% and 60% higher and the risk of unpaid rent is spread out, because it never depends on a single person. With MR Renta y Gestión, we manage the whole room model and guarantee the owner a fixed rent.
From the first visit to signing usually takes between 7 and 14 days. Once the contract is signed, the first monthly payment is made on the agreed date, normally in the next monthly cycle. If the apartment needs refurbishment or preparation beforehand, it is planned before signing so that the owner knows exactly when the payments will start.
Everything is set out in the contract from day one: exit conditions, notice periods and the condition in which it is returned. We work with clear contracts precisely so that the owner has the peace of mind of knowing, at any time, how and when they can get their apartment back.
At the end of the month, every month, whether the apartment is let or empty. There is no management fee or any other cost to you: we don't charge you commission, not for finding a tenant and not for issues. The amount is always the same, the one written in the contract, and it does not change because a room is vacant or because someone stops paying us.
According to the published rates of five Zaragoza management companies that we checked in October 2026, between 5% and 12% of the rent each month, plus VAT, or a fixed fee of €30 to €50 a month; and, when it is charged separately, one month's rent plus VAT for finding a tenant. With us there is no fee: we pay you a fixed rent at the end of the month, whether the apartment is let or empty, and the risk of unpaid rent is ours. You have the breakdown of each rate in the guide to how much rental management costs.
If your contract updates the rent with the IPC, the current rent is multiplied by the general index for the final month and divided by the index for the starting month, which have to be the same month in two consecutive years; the calculator from the INE (Spain's National Statistics Institute) does it for you. But since 8 October 2026 that result is no longer what you can raise it by: the increase cannot exceed the IRAV (the official index for updating housing rents), also in contracts signed before 26 May 2023, and until 31 December 2027, without a new agreement, it cannot exceed 2%. The lowest of the three figures applies: with a rent of €1,000 and the September 2026 data, the IPC would give €1,049, but the rent stays at €1,020. And if the contract has no update clause, the rent is not raised. Each month's index and more examples in how much can I raise the rent. These rules come from Real Decreto-ley 29/2026 (a Royal Decree-law), which Congress still has to ratify.
Yes, but only by the routes the law sets out. It is updated each year in line with the IPC when the tenant has opposed the update, when their income does not exceed the legal limits or when the update has already reached one hundred per cent; for anything else you need the formal notice with proof of receipt set out in paragraph 11 of the second transitional provision of the LAU. Whether the cap on rent increases introduced by Real Decreto-ley 29/2026 for contracts prior to 2023 also applies to it, the rule does not say expressly. How it is done, who can take over the tenancy and when the apartment is recovered, in what a renta antigua contract is.
The gross return is a year's rent divided by everything it costs to buy the apartment, taxes included, times one hundred. The net return first subtracts the owner's costs: IBI (local property tax), comunidad (homeowners' association fees), insurance, repairs and empty months. For example, €6,600 of rent a year on an investment of €171,786 gives 3.8% gross, and around 3.2% net if you set aside two months' rent a year for costs and empty months. For Zaragoza, idealista calculates 6.3% gross in the second quarter of 2026 using asking prices. The figures with official data in is it profitable to buy an apartment to let in Zaragoza.
It can find out from data passed on by other administrations, from its own information sources or from a report, and its control guidelines for 2026 announce that it will push for Spain's regional governments to send it the data on fianzas (the legal deposit). What you declare is the rent you receive, with or without a written contract. If you have not declared it, file it yourself before it writes to you: you keep the reduction for residential lettings, there is no fine and you only pay a surcharge of 1% plus 1% for each full month of delay, or 15% plus interest after twelve months. How to regularise it, year by year, in undeclared rent: what happens and how to regularise it.
Yes. What you receive for letting your apartment is income from real estate capital and goes on your IRPF (Spanish personal income tax) return every year, although not all of it is taxed: first the expenses are deducted (IBI, comunidad, insurance, mortgage interest, repairs and depreciation of 3% of the construction value), and the reduction for residential lettings is applied to what remains, 50% in the general case if the contract was signed up to 1 December 2026. With €500 a month, normal expenses and an average salary, Hacienda takes about €360 a year, 6% of what you receive. The fianza is not income. If you live outside Spain, it does not go on your annual income tax return but on non-resident income tax, with Modelo 210. The step-by-step calculation, and the new scale for contracts signed from 2 December, in how much Hacienda takes if you let your apartment. This is general guidance, not tax advice.
With three pieces of information, the size, the area and the condition, and by comparing with similar apartments let nearby, ignoring the extreme prices. To put a figure on it: according to idealista, in August 2026 rental listings in Zaragoza asked an average of €12.3/m² a month, about €860 for a 70 m² apartment, and between the most expensive district, the Casco Histórico (Old Town) at €13.3/m², and the cheapest there is €1.4/m², about €100 a month on that apartment. That is what is asked, not what is signed. The official reference is SERPAVI (the Ministry of Housing's rental price index), which in Zaragoza is a guide but sets no cap, because Aragón has not declared any zona tensionada (stressed housing market area). And factor in the empty months: sometimes it pays to ask a little less and let it now. The table by district in how much to let your apartment for in Zaragoza.
As a general rule, the law does not require it, although your homeowners' association bylaws or your mortgage conditions may require some cover. The sensible thing is to have it, because neither of the other two policies covers your apartment: the homeowners' association policy insures the common elements (façade, roof, entrance hall, stairs) and the tenant's covers their belongings. The one that falls to you is non-occupying owner's insurance, which covers the structure and your civil liability if something in your apartment damages a neighbour. None of the three is rent guarantee insurance. And since 8 October 2026 the law does not allow you to require the tenant to take out rent guarantee insurance or other similar cover; whether their contents and civil liability insurance counts as similar is awaiting interpretation, and Real Decreto-ley 29/2026, which says so, still has to be ratified. What to look for in the policy, in non-occupying owner's insurance.
The fianza is the money the tenant hands over on signing, which answers for the condition of the apartment and anything left outstanding at the end: in a residential let, one month's rent (article 36.1 of the LAU). It is not the payment of the last month, unless agreed, and in Aragón it is deposited with the Government of Aragón within the two months after signing. A bank guarantee is something else: a bank, at the tenant's request, guarantees payment up to the amount and for the period stated in its document. It is one of the guarantees that can be agreed in addition to the fianza (article 36.5), like a guarantor or a cash deposit, which for housing is capped at two months' rent in contracts of up to five years. The four guarantees, side by side, in guarantor, bank guarantee or rent guarantee insurance.
Yes. Your tenant can deduct the rent in some regional grants and deductions and, since 8 October 2026, also in the state portion: 10% if their taxable base is below €33,007.20 and the fianza has been deposited, among other requirements. That state deduction came with a rule that Congress still has to ratify. It affects you, as the owner, for one reason: when your tenant claims it, Hacienda has the information that you receive that rent. If you have not declared it, on top of the penalty and the interest you lose the 50% reduction on whatever Hacienda uncovers. How much you pay for letting, step by step, in how much Hacienda takes if you let your apartment.
Each apartment does its own calculation and they are added together at the end. For each one, from what the tenant paid you during the year you subtract the costs of having that apartment let, including depreciation of 3% of its construction value, and to the net income you apply its reduction for residential lettings: 50% in the general case if the contract was signed up to 1 December 2026. Note: the interest and repairs of each apartment cannot exceed what that apartment earned in the year; the excess is deducted over the following four years. What remains from the two is added to your general taxable base and taxed at your marginal rate. The step-by-step calculation in how much Hacienda takes if you let your apartment.
It has no end date: a renta antigua lease, signed before 9 May 1985, has a compulsory extension and you cannot end it of your own will. You get the apartment back in three cases. When succession is no longer possible: the tenant dies with nobody entitled to take over the tenancy, or the last succession comes to an end; if a child who took it over does not have a disability of 65% or more, the contract ends after two years or when they turn twenty-five, whichever is later. Eight years after a notice to update the rent that the tenant opposed. Or on the grounds in the 1964 law, such as non-payment or needing the home for yourself, which are decided in court. The details in the renta antigua guide.
Renta antigua leases are residential leases signed before 9 May 1985. The law does not use that expression: the 1994 LAU says those contracts continue to be governed by the 1964 law, with the changes made by its second transitional provision. Those that existed on 1 January 1995, when the 1994 law came into force, and have not ended since are still in force. Those signed from 9 May 1985 until the 1994 law are not, the ones many people call Boyer contracts: they last for the agreed term and, if they were tacitly renewed, the renewal is for three years and governed by the current law. The difference between the two in the guide to renta antigua contracts.
It is income from real estate capital. Article 22 of the IRPF Act counts as such all income derived from leasing, and it does not require a written contract: if you receive rent, you declare it. It is not a capital gain, which would be the difference when selling, nor business income, which requires at least one person employed full-time on an employment contract to manage the properties (article 27.2). It has no tax of its own and no fixed rate: what remains after subtracting the expenses and the reduction is added to your general taxable base and taxed at the marginal rate that applies to you. If we pay you a fixed rent with guaranteed rent, the income is declared in the same way. How it is calculated in how much Hacienda takes if you let your apartment.
