Rent guarantee insurance in Zaragoza: what it covers, and the alternative that always pays

We don't sell rent guarantee insurance: we offer the alternative. An insurance policy compensates you if the tenant stops paying, up to a cap of monthly payments and after a waiting period, and it leaves three gaps: the months the apartment sits empty, the waiting period and the paperwork of the claim. With guaranteed rent there are none: we are your tenant and you get paid every month, even when the apartment is empty.

The difference lies in the waiting period and the empty months: the policy doesn't pay them, and guaranteed rent does.

The small print

What rent guarantee insurance covers and what it doesn't

What is usually included and what is usually left out. The exact terms depend on each policy, so always ask for these four figures in writing.

What does rent guarantee insurance cover? In Zaragoza, two people go through a contract at a table, one pointing with a pen
What it covers and what it doesn't is set out in the general terms and conditions, not in the brochure.

What it usually covers

  • A maximum number of unpaid monthly payments, usually between 6 and 12.
  • The legal costs of the claim and of the eviction.
  • Sometimes, vandalism by the tenant, with an excess.
  • The applicant's affordability check, before signing.

What it usually does NOT cover

  • The months the apartment sits empty between one tenant and the next.
  • The waiting period: the first month or months of non-payment.
  • The tenant you already have, if they don't pass the affordability check.
  • Wear and tear, breakdowns and day-to-day maintenance.

And a clarification that will save you trouble: rent insurance, rental protection insurance or payment protection insurance, rent default insurance and rent guarantee insurance are, in practice, trade names for the same thing. What changes from one policy to another is not the name, it's the four figures above. And the one thing none of them covers, the months the apartment sits empty, is paid by guaranteed rent.

What it costs

The money questions, answered

The questions people ask most before choosing one or the other.

Rent guarantee insurance cost in Zaragoza: a hand types on a calculator next to a laptop
Waiting period, cap on monthly payments and excess: the three figures that set the price.

How much does each option cost?

You take out the policy yourself (since 8 October 2026 the tenant cannot be required to) and it is paid with an annual premium that depends on the rent and the cover. Guaranteed rent costs you nothing: we don't charge commission because we are not intermediaries, we are your tenant.

How long does an eviction take?

Months. According to the CGPJ (Spain's General Council of the Judiciary), in Aragon a tenancy case in summary proceedings took an average of 4 months at first instance in 2023, and then comes the eviction itself: we explain it in the guide to eviction for unpaid rent. With guaranteed rent that process isn't your concern, because the other party to your contract is us.

And what if the tenant stops paying?

In our model that's our problem, not yours: your rent doesn't depend on them paying. What you sign is a fixed amount every month for the whole contract.

How to choose

How to choose the best rent guarantee insurance in Zaragoza

There is no single best policy for everyone: the best one is the one that covers you in the bad case, not just the minor one. Ask for these six answers in writing, based on the policy wording and not on the brochure, and compare the offers with them in front of you. To start with figures, our guide to the clauses has a table of ten insurers: the months each one covers, its waiting period, its excess and, for seven of them, the premium measured by the OCU (the Spanish consumers' association).

The cap on monthly payments

How many months of rent it covers at most. A six-month policy protects you from a scare, not from a long court case: compare it with how long it can take to get the apartment back through the courts.

The waiting period

The months between the first missed payment and the moment the insurer starts paying. During that time nobody pays you, so ask how many months it is and from what date they are counted.

The excess

What you pay yourself on each claim. It usually applies to damage caused by the tenant, and normal wear and tear is never included: without a check-in inventory with photos, you will lose that argument.

The affordability check

Most policies only cover tenants who pass their screening. Ask whether they accept the tenant you already have, and what happens if they reject an applicant you are happy with.

The notice deadlines

The policy requires you to report the non-payment and to claim within set deadlines. It's the clause that sinks the most claims: waiting to see whether the tenant pays can leave you without cover.

Squatting

A tenant with a contract who stops paying is not the same as someone occupying the apartment with no legal right to it. Many policies treat the second case separately, or exclude it: ask about the two cases separately.

The nine questions in full, with the answer that should worry you, are in the clauses that hollow out a rent guarantee insurance policy. And don't confuse it with landlord home insurance, which protects the apartment and not your rental income: they are two different policies and one doesn't replace the other. And if you'd rather not depend on any of these figures, with guaranteed rent there is no waiting period, no cap and no excess: we are your tenant.

What they ask for

Rent guarantee insurance requirements for the tenant and for you

Before covering you, the insurer screens whoever is going to live in the apartment, and it sets you conditions that, if you don't meet them, leave you without cover just when you need it. This is what policies usually ask of each of you.

What they ask of the tenant

  • That the rent doesn't take too much of what they earn: insurers that publish their limit set it at between 35% and 43% of net income, roughly €1,630 to €2,000 a month for a rent of €700.
  • Their employment contract and latest payslips, or their latest tax return if they are self-employed.
  • A search of the debt default registers, which only record debts of at least €50 that have already been claimed, and for five years at most: not appearing on them doesn't prove someone pays reliably.
  • If their income falls short, a guarantor with an income of their own, which insurers accept as an alternative.

What they ask of you

  • A rental contract signed with that tenant. If you already have one, the tenant has to pass the same check, and may not be accepted.
  • Taking out the policy before the problem: policies cover non-payments that come after the policy starts, and one that already existed is not included.
  • Reporting the non-payment and claiming within the policy's deadlines, which run at the same time as the thirty days of the formal demand for payment required before the lawsuit (article 22.4 of the LEC, Spain's Civil Procedure Act).
  • Paying the premium yourself, as the policyholder: since 8 October 2026 a tenant cannot be required to take out rent guarantee insurance.

And a limit that applies to the insurer and to you: you can only ask for the documents needed to know whether the tenant will be able to pay. The AEPD (the Spanish Data Protection Agency) opened proceedings against a rent guarantee insurer that demanded the vida laboral (official employment history) of a tenant who had already shown a permanent contract. The calculation for each rent and which documents to ask for, in how much a tenant needs to earn. With guaranteed rent, the screening and the deadlines stop being your business: we are your tenant, and we pay you every month even if the apartment is empty.

What people ask us

Frequently asked questions

The questions that come up on almost every visit, answered straight.

According to the comparison the OCU published on 28 September 2026, for a rent of €950 a month and twelve months of cover, rent guarantee insurance costs between €306 and €581 a year, from 2.7% to 5.1% of the annual rent. It depends on the rent, on the months it covers and on the excess, and it changes from one year to the next, so what's worth comparing is how much it covers for each euro of premium. Guaranteed rent from MR Renta doesn't work like a premium you pay: you receive a fixed rent for your apartment and we earn our living from the management margin. We won't give you a made-up price over the phone. We visit your apartment, value it and give you in writing, within 48 hours, the exact rent you would receive each month, free and with no obligation.

Most cover up to 12. Of the seven insurers that publish the cap in their documents, five cover up to 12 months, ARAG up to 18 and onLygal up to 24, and several let you choose between 6, 9 or 12 monthly payments. Before it starts paying there may also be a waiting period, which in the policies that publish it ranges from one to three months from the first missed payment: during that time you get paid by neither the tenant nor the insurer. Compare the cap with how long it can take to get the apartment back; the table of ten insurers, with their months and their waiting period, is in the clauses that hollow out a rent guarantee insurance policy. With guaranteed rent there is no cap and no waiting period: you get paid every month the contract lasts.

Almost all policies ask for three things: that the tenant has a contract signed with you, that they pass the insurer's affordability check, and that the non-payment comes after you take out the policy, because a non-payment that already existed is not covered. For the check, insurers usually ask for the latest payslips, or the tax return if the tenant is self-employed, the employment contract and a search of the debt default registers. The income criterion is that the rent doesn't take too much of what the tenant earns: insurers that publish their limit set it at between 35% and 43% of net income, so for a rent of €700 a month the tenant would need a net income of roughly €1,630 to €2,000 (the calculation for each rent, in how much a tenant needs to earn). Watch out with the tenant you already have: if they don't pass that screening, the policy may not accept them. And the one who takes it out is you: since 8 October 2026 a tenant cannot be required to take out rent guarantee insurance. With our guaranteed rent there is no screening that can leave you out, because the one who signs with you as tenant is us.

The ban is in article 36.5 of the LAU (Spain's Urban Leases Act), as worded by Real Decreto-ley 29/2026 (a Royal Decree-law). A word of warning: Royal Decree-law 29/2026 has been in force since 8 October 2026, but the Spanish Congress has to ratify it within the following thirty days, as article 86 of the Spanish Constitution requires. Its predecessor, Royal Decree-law 26/2026, with the same title, was not ratified and was repealed on 2 October. If this one lapsed too, the previous rules would return, and we will update this page.

There are three, and they are not the same. Rent guarantee insurance compensates you after a waiting period and after taking legal action, up to a cap of monthly payments. A guarantee or a deposit covers a limited amount and runs out. And guaranteed rent, which is what we do, works the other way round: a company becomes your tenant and pays you every month even if the apartment is empty or whoever lives there stops paying. Insurance covers the risk; guaranteed rent takes it on.

They are often confused and have nothing to do with each other. Rent insurance for landlords, which you will also see called rental income insurance or rent guarantee insurance, is a policy you take out with an insurer: if the tenant stops paying, it compensates you after its waiting period and up to a cap of monthly payments.

The rental guarantee is what the tenant provides on signing: the fianza (the legal deposit), which for a home is one month's rent and in Aragon is lodged with the Government of Aragon, and, if agreed, an additional guarantee, such as a bank guarantee or a deposit, which in a residential contract of up to five years, or seven if the landlord is a company, cannot exceed two months' rent (article 36.5 of Spain's Urban Leases Act). We explain it step by step in the guide to the rental deposit in Zaragoza.

Neither the insurance nor the guarantee pays you while the apartment is empty; guaranteed rent does, because the tenant who signs with you is us.

Not exactly. Rent collection insurance compensates you if the tenant doesn't pay, within its limits and waiting periods. Our guaranteed rent pays you 100% every month by contract, regardless of whether the final occupant pays. Put simply: with insurance you get paid sometimes and with conditions; with us you always get paid, and in full, because we take on the risk.

If what you want is never to worry again about unpaid rent or about managing the rental, guaranteed rent protects you better: you get a fixed income, with no waiting period or excess, and we take care of the tenant and the maintenance. Rent guarantee insurance is useful if you'd rather keep managing the rental yourself and only want cover for extreme cases. We'll help you decide based on your situation, with no pressure.

The tenant has a contract and a professional point of contact who deals with any issues, so it is also more convenient and more reliable for them. You, as the landlord, no longer deal directly with the tenant: your relationship is only with MR Renta. That avoids conflicts and delays, which is exactly what rent guarantee insurance doesn't spare you.

Insurance compensates you, with limits and waiting periods, if the tenant doesn't pay. Guaranteed rent pays you 100% directly every month by contract, without depending on anyone paying. That's why we say we are the alternative to rent guarantee insurance in Zaragoza: the result you're looking for, getting paid for certain, without the small print of a policy.

It's worth telling two things apart: most rent guarantee insurance policies cover a tenant with a contract who stops paying, but not squatters illegally occupying a home with no contract, which usually needs separate cover. It's one of the most common surprises when reading the small print. With guaranteed rent from MR Renta the apartment is always under our management and with a contract in force, so you don't face that situation: you take care of getting paid and we take care of the property.

An eviction for unpaid rent in Spain usually takes anything from several months to more than a year, depending on how busy the court is. With rent guarantee insurance you would get paid up to the limit of monthly payments in your policy; if it drags on longer, you stop getting paid. With our guaranteed rent that problem isn't yours: we take on the occupant and the risk, and you keep receiving your fixed rent every month for as long as the contract lasts.

The rent the tenant fails to pay, from the end of the waiting period up to each policy's cap on monthly payments (the figures are in the question about months). They also usually cover the lawyer and the procurador (court representative) to claim the debt and recover the apartment, almost always with a limit per claim and sometimes with professionals chosen by the insurer, and many cover damage caused by the tenant, almost always with an excess. What they don't cover: the months the apartment is empty, which practically none of them pays; normal wear and tear, which is never included; and a non-payment that already existed when you took out the policy. To compare two policies, ask in writing for four figures: waiting period, cap, premium and excess. The nine clauses, one by one, in the rent guarantee insurance clauses you need to check. With guaranteed rent there is no waiting period or cap, and you also get paid for the months the apartment is empty.

No. Home insurance for a rented apartment, the policy for an owner who doesn't live there, covers the building itself (structure, fixed installations, floors, bathroom fittings) and your civil liability if something in your apartment causes damage to someone else; unpaid rent is left out and is a different insurance, with its own premium, waiting period and cap on monthly payments. Nor does the insurance of the comunidad (the homeowners' association) cover unpaid rent, since it insures the building's common areas, and neither does the tenant's, which insures their belongings. And since 8 October 2026 a tenant cannot be required to take out rent guarantee insurance themselves; that is what Royal Decree-law 29/2026 says, which the Spanish Congress has yet to ratify. The three policies, side by side, in landlord home insurance. With guaranteed rent, getting paid doesn't depend on any policy: we are your tenant and we pay you every month.

It depends on what your tenant can offer and on what you want to cover, because they work differently. A bank guarantee is issued by a bank at the tenant's request and guarantees payment up to the amount and for the period stated in its document: it is an additional guarantee on top of the deposit (article 36.5 of Spain's Urban Leases Act) and only exists if the tenant can obtain one. Rent guarantee insurance is taken out and paid for by you, and it covers what the policy says, with its waiting period and its cap on monthly payments, provided the tenant passes the insurer's affordability check; since 8 October 2026 the tenant cannot be required to take it out, under Royal Decree-law 29/2026, which the Spanish Congress has yet to ratify. If you're torn between the two, compare the amount and term of the bank guarantee with the months and the waiting period of the policy. The four guarantees, side by side, in guarantor, bank guarantee or rent guarantee insurance. With guaranteed rent you don't need any of them: we are your tenant and you get paid every month.

In Zaragoza you can hand your apartment over to ALZA (Alquila Zaragoza), the municipal programme whose conditions were approved by Zaragoza City Council: Zaragoza Vivienda (the city's municipal housing company) pays the rent into your account every month and guarantees payment if the tenant doesn't pay. It isn't a grant or a subsidy, it's a handover of your apartment: the rent is 20% below the market valuation, the programme keeps 5% plus IVA (Spanish VAT) for management and you hand over the apartment for at least five years. Mind you, its guarantee covers non-payment, not an empty apartment. With guaranteed rent, which is what we do, you get paid every month even if the apartment is empty or whoever lives there stops paying. The full conditions, in what ALZA is and who it suits.

If you are an individual you don't pay a court fee, but you need a lawyer and a procurador, and their fees have no published figure: they depend on the professional and on the case. Count on both even if the debt is no more than €2,000, because eviction cases are set by subject matter, not by the amount claimed. Ask for a written quote and ask what it includes: prior negotiation, the trial, the eviction itself and the claim for the debt. If the tenant doesn't contest, pays to stop the eviction or loses, the costs are theirs, although that doesn't mean you will be able to collect them. If you have rent guarantee insurance, check how much of all this it covers. With our guaranteed rent that problem isn't yours: the tenant who signs with you is us. Timescales and costs, in eviction for unpaid rent in Zaragoza.

The landlord. Since 8 October 2026 the law has banned requiring the tenant to take out rent guarantee insurance or any similar cover, so it cannot be made a condition of the contract. If you want that policy, you take it out, as the policyholder, and you pay the premium, a percentage of the annual rent that depends on the rent and the cover. The insurer, mind you, screens the tenant and can reject them. The rule is in article 36.5 of Spain's Urban Leases Act, as worded by a regulation that the Spanish Congress has yet to ratify. Our guaranteed rent doesn't work like a premium you pay: it costs you nothing, because we are your tenant. What to check before signing, in the rent guarantee insurance clauses.
