What it earns
- The rooms added together usually earn more than renting out the whole apartment.
- The risk is spread: it doesn't depend on a single person paying.
- Demand in Zaragoza is high and steady throughout the academic year.
Room rental
Renting by the room earns more than a traditional let, and it's far more work: more tenants, more turnover and more issues. We sign a fixed rent with you and take care of all of that.
By the room
Both sides, without embellishment, so you can decide with the full numbers in front of you.
With us, you keep what it earns and what it costs disappears: you sign a fixed rent with a company and you don't deal with any tenant. We explain it in depth in how to rent out your apartment by the room in Zaragoza and in how much you can earn renting by the room. And if you're comparing companies, what to read in the contract and what to ask before signing with one is covered in room rental companies in Zaragoza.
Students
It's the most consistent demand in the city, and the one that least suits managing it yourself: the academic year starts and ends for everyone at the same time.
Rooms fill up between July and September. Arriving late means a whole academic year half empty, and that can't be recovered.
Universidad, Romareda, Centro and Delicias concentrate the demand because they are close to the campus and well served by transport. If your apartment is there, it's almost certainly a fit.
The academic year lasts nine months, but your rent doesn't: we fix it in the contract and it's paid every month, summer included.
The legal side
The question that comes up at every visit. The short answer is yes; the long one comes with three conditions.
The lease with us isn't a vivienda habitual (permanent home) lease but one for a use other than as a dwelling, which is the legal form that allows the apartment to be let by the room.
Who lives there, which communal areas are shared and how the apartment is handed back. No verbal agreements.
We check that the apartment meets what Zaragoza requires for this use before proposing anything to you.
The legal detail, with the articles cited, is in what the law says about room rental, and the tax side in how it is taxed.
Our experience
We're Gonzalo and Nicolás, two brothers from Zaragoza. Room rental is what we do every day: we know what rents are paid in each neighbourhood, which apartment fits and which doesn't.

Frequently asked questions
The questions that come up at almost every visit, answered straight.
With room rental, the apartment is let room by room to several end users (students, professionals on the move, people going through a transition) instead of to a single tenant for the whole home. For the owner it usually means more potential income and a risk of unpaid rent that is spread more widely, in exchange for more day-to-day management. We take care of that management so that all you see is the income.
It depends on the area, the number of usable bedrooms and the condition of the apartment. As a rough guide for Zaragoza (not a committed figure, which we only give in writing after visiting the apartment): a 3-bedroom apartment in areas with good demand such as Centro, Universidad or Delicias usually falls within an approximate range of €800 to €1,100 a month; a 4-bedroom one in mid-to-upper areas such as Las Fuentes, Torrero, Plaza Roma or Romareda, between €1,000 and €1,350; and 5 or 6-bedroom apartments in good condition, between €1,300 and €1,700.
Not necessarily. In the rent-to-rent model we usually take on the refurbishment needed to optimise the apartment for room rental ourselves, and we recoup it through our operating margin. If you prefer the standard management model, the refurbishment would be at your expense. We explain both options at the valuation and you choose.
Yes, room rental is a common practice covered by the LAU (Spain's Urban Leases Act) and current regulations (including Ley 12/2023, the Housing Act, and Real Decreto-ley 29/2026, a Royal Decree-Law that since 8 October 2026 expressly regulates renting a room as a permanent home or, if the tenant has moved away from their home for a justified and provable reason, as temporary housing), provided it is done with proper contracts and the use of the property is set down in writing with your express consent. We make sure everything is properly formalised. This summary is for general information and is no substitute for legal advice specific to your case.
A note: Royal Decree-Law 29/2026 has been in force since 8 October 2026, but Spain's Congress has to ratify it within the following thirty days, as Article 86 of the Constitution requires. Its predecessor, Royal Decree-Law 26/2026, with the same title, was not ratified and was repealed on 2 October. If this one also lapsed, the previous rules would apply again, and we will update this page.
We do. Room turnover, tenant selection and screening, cleaning of the communal areas, contracts and day-to-day issues are all on us. Tenants contact us, not you. You remain the owner and don't have to deal with anything.
Yes, if you choose the guaranteed rent option. In that case you receive a fixed amount agreed in the contract every month, whether the apartment is full, half occupied or empty, and we take on the risk of empty rooms or unpaid rent. It's the way to get the highest income from the room rental model without taking on its management or its risk.
Mainly students, professionals relocating for work and people going through a life transition, which is the natural profile for room rental. We screen for solvency and fit before anyone moves in: responsible people move in, not the first person who calls. We're local to Zaragoza and we know the demand in each area.
We'll tell you at the visit and save you from signing. We're not a good option if your apartment is outside Zaragoza and its immediate surroundings, if its layout or condition doesn't match the demand for the room rental model, or if you'd rather keep dealing directly with the tenants yourself. In that case we'll suggest renting out the whole apartment with guaranteed rent, which we also manage.
The same as renting out the whole apartment: as income from real estate capital in your IRPF (Spanish personal income tax), provided each room is the tenant's permanent home and not a temporary let. From the income you subtract deductible expenses and depreciation, and to what remains you apply the reduction that corresponds to the date of the contract; in Zaragoza, for contracts signed up to 1 December 2026, in practice it is 50% or 60%. The nuance is that there may be several contracts for the same apartment and that expenses are split between the rented part and the part in common use. With guaranteed rent you receive a fixed amount agreed in the contract every month and declare a single rent per year. You'll find it in detail in the tax rules for room rental.
Only if you consent in writing and before anyone moves in. The law allows subletting part of the apartment, such as a room, never the whole apartment, and your tenant can't charge more for the sublet than the rent they pay you. If you allow it, the written consent should state which part is sublet, to whom, at what price and until when; your tenant remains answerable to you for the rent. If they do it without your permission, you can ask them to undo it or terminate the contract: don't go in to check, and tell them in writing. If you'd rather make the most of the rooms yourself, we sign a fixed rent with you and take care of everything. There's a consent template in subletting a rented apartment: what the law says.
If it's normal wear and tear over time, you do; if it's damage beyond that, the outgoing tenant. The law requires them to return the apartment as they received it, except for what has deteriorated with time, so that repainting can't be charged to them; for you it's a maintenance expense that is deductible on your income tax return. Damage is proved with the inventory and the end-of-tenancy document. As the law doesn't mention painting, the practical thing is to agree in the contract whether they can paint, whether they have to consult you on the colour and whether, when they leave, they have to leave it painted as it was. If you can't agree, consult a lawyer before deducting anything from the deposit. Case by case, in who pays for repairs in a rented apartment.
Yes, and it's one month's rent, as in any residential let (Article 36.1 of the Urban Leases Act). Since 8 October 2026, under a rule that Congress still has to ratify, renting a room to someone who is going to live in it is a permanent-home let, and that rule prohibits requiring them to take out rent guarantee insurance. Separately, you can agree an additional guarantee of up to two months' rent in a residential contract of up to five years. Lodging the deposit with the Government of Aragon isn't required at present: its official information sheet says room contracts don't need it. With us you don't deal with any tenant or their deposits. The clause, in the room rental contract template.
If the company manages the apartment on your behalf, the usual fee is 5% to 12% plus IVA (Spanish VAT) on what is actually let, and the empty rooms are at your cost. You sign with each tenant, the company handles finding tenants, contracts, rent collection and maintenance, and the refurbishment, if needed, is at your expense. The other way is for the company itself to rent the apartment from you: it signs as your tenant, pays you a fixed amount every month and occupancy stops being your problem. That's how we work: we sign a fixed rent with you, take care of everything and recoup the refurbishment through our operating margin. What to check before signing with a company, in the guide to choosing a room rental company.
There's no single figure: what counts is the net yield, what you really earn minus expenses, divided by the value of the apartment. From the total rent you subtract vacancy, utilities if they are included, maintenance of an intensively used apartment and IRPF. Vacancy weighs the most: a room left empty two months a year loses a sixth of its annual income. The most expensive mistake is comparing the gross income of the rooms with the net income of the whole apartment; net against net, in many cases the rooms still win, but by a more realistic margin. With guaranteed rent you receive a fixed amount every month and the risk of empty rooms is ours. The full calculation, in how to calculate your real return.
Like one for an apartment, one per tenant: since 8 October 2026, under a rule that Congress still has to ratify, renting a room to someone who lives in it is a permanent-home let. The Urban Leases Act requires you to give a receipt for every payment, unless you have agreed a method that already leaves a record, such as bank transfer. It must break down each amount by item and state the rent in force: if you charge utilities separately, they go on their own line. It's worth adding the month, the parties, the property, the date, the payment method and your signature. If you don't provide it, the tenant's costs of proving they paid are on you. A template to copy, in what to put on a rent receipt.
It's the model in which a company rents your apartment and then operates it by letting the rooms; it's also called guaranteed rent. The contract is directly between you and the company, and in it you consent in writing to the apartment being let by the room; the company then signs a contract with each occupant, as landlord. You receive an agreed fixed rent, whether the apartment is occupied or not, and the company takes on unpaid rent, empty periods and finding tenants. It isn't an informal sublet. It's usually signed as a lease for a use other than as a dwelling, although the Supreme Court (Tribunal Supremo) hasn't settled the question. That's how we work, with contracts of 1 to 5 years. The legal detail, in what the law says about room rental.
Like a permanent-home contract, one for each tenant: since 8 October 2026, under a rule that Congress still has to ratify, the Urban Leases Act includes in that category renting a room to someone who is going to live in it. The Civil Code (Código Civil) only applies on a supplementary basis: writing that the contract is governed only by it doesn't take away from the tenant what the law gives them. It must state who is signing, what is being let, the duration and the initial rent, and it's worth adding which room it is and what is shared, how utilities are paid and the house rules in a signed annex. With us, the contracts are our job. A template to fill in, in the room rental contract in Word.
By mutual agreement, whenever you both want; without agreement, only in the cases set by law. Since 8 October 2026, under a rule that Congress still has to ratify, renting a room to someone who is going to live in it is a permanent-home let. The tenant can leave once six months of the contract have passed, if they give you thirty days' notice, and without compensating you. You can take it back for your own needs only if you wrote that into the contract when signing it, or terminate it if the tenant breaches it: not paying the rent or the deposit, subletting without your permission, causing deliberate damage or carrying out nuisance activities. What to sign when ending it by mutual agreement, in the rental contract termination template.
