Getting the apartment ready
Repairs, furniture and photos. Anyone who starts in August arrives when the market has already been shared out.
Student apartments
Student lets are decided between July and September, and whoever arrives late loses the whole academic year. We're a student property management company in Zaragoza: we sign a fixed rent with you that's paid all twelve months, summer included, and we take care of the entire academic year.
The academic year, month by month
This is the real difference between managing it yourself and handing it over: it's not the work, it's getting there in time.
Repairs, furniture and photos. Anyone who starts in August arrives when the market has already been shared out.
This is when people search and sign. This is where it's decided whether the academic year starts full or half empty.
Flatmate relations, issues and utilities. Nine months of phone calls that are no longer yours.
The academic year lasts nine months and most owners get paid for nine. With us you get paid for twelve.
Those three months of difference are 25% of your year. It's the calculation almost nobody does when comparing one rent with another.
Areas
Zaragoza has two campuses and they don't share out demand equally. If your apartment is in one of these areas, it's almost certainly a fit.
The San Francisco campus is here, so it's the area with the highest demand and the first to fill up.
Well connected to everything and with a life of its own. It works for those who study at the Actur campus and want to live in the centre.
Actur for the Río Ebro campus; Delicias for price and transport. Two different profiles, and both steady.
If your apartment isn't in any of them, tell us anyway: we'll look at it and tell you frankly whether it fits or whether you'd earn more by renting it out whole.
The real worries
The three things that come up at every visit, answered without embellishment.
Wear and tear exists and it's greater than in a family home. That's why maintenance is ongoing rather than at the end of the contract, and that's why we provide the furniture: if something breaks, we fix it.
It's not your problem, because your counterparty isn't them: it's our company. Your rent is the same whether the room is occupied, empty or has someone in it who isn't paying.
We do, all academic year. The issues, the flatmate relations, the utilities and the move-ins and move-outs of each room.
Our experience
We're Gonzalo and Nicolás, two brothers from Zaragoza. We live the academic calendar every year: we know when the apartment has to be ready and which area fills up first.

Frequently asked questions
The questions that come up at almost every visit, answered straight.
If your apartment is within walking distance of a campus and has three or more usable bedrooms, it normally earns more than letting it as a whole, because you charge per room. In exchange, the work is concentrated in July and August and you have to get the timing right: a room that isn't let in September usually stays empty all academic year. If you don't want that part, we manage it.
Yes, that's exactly what we do. We sign with you, find and screen the students, handle the academic-year contracts, rent collection and day-to-day issues, and you receive a fixed rent all twelve months, July and August included. You pay no fee or commission: the apartment is fitted out at our expense and you don't have to make a single phone call.
Since 8 October 2026, if the student has moved away from their usual home to study, a temporary housing contract (vivienda temporal). The contract must state that reason, which has to be genuine and provable, and the burden of proof is on you: if it's missing, it's treated as a permanent-home let (vivienda habitual) from the first day, with its mandatory extensions. It lasts more than 31 days and, in general, no more than twelve months, so it fits an academic year, and chaining more than two temporary contracts with the same tenant in the same property turns the first one into a permanent-home let. Those signed as seasonal contracts up to 7 October continue as such until they end, without extension; if they're renewed, they become temporary housing contracts. We explain it, with the articles of the law, in which contract applies when renting to students. These rules come from Real Decreto-ley 29/2026, a Royal Decree-Law that Spain's Congress still has to ratify. With guaranteed rent, we handle the contracts with the students.
It depends on the contract. Many student contracts run for the academic year, from September to June (since 8 October 2026, temporary housing contracts, with studying stated in the contract as the reason), and those months bring no income for owners who manage the apartment themselves. With guaranteed rent that problem disappears: you receive the same amount all twelve months, July and August included.
There's more turnover and more use of the communal areas, so maintenance is higher than in a family home. What prevents serious problems is selection at move-in, a detailed inventory with photos and checks during the academic year. We take care of that, and we solve day-to-day issues without calling you.
Yes. A student coming from elsewhere doesn't bring furniture, so an unfurnished apartment is out of that market. You need the basics in each bedroom (bed, wardrobe, study desk and chair) and a kitchen and living room in good condition. In the rent-to-rent model we take care of that.
In a standard contract the tenant is liable and, if there is one, their guarantor, who for a student is usually a family member. In contracts signed since 8 October 2026, the additional guarantee on top of the fianza (the legal deposit) can't exceed one month's rent in a temporary housing contract (two in a permanent-home contract of up to five years), and the tenant can't be required to take out rent guarantee insurance, under Royal Decree-Law 29/2026; whether a family member's guarantee falls within that limit is still open to interpretation. With guaranteed rent you don't need to find out: we sign as your responsible tenant and pay you the same, whether or not the person in the room pays.
A note: Royal Decree-Law 29/2026 has been in force since 8 October 2026, but Spain's Congress has to ratify it within the following thirty days, as Article 86 of the Constitution requires. Its predecessor, Royal Decree-Law 26/2026, with the same title, was not ratified and was repealed on 2 October. If this one also lapsed, the previous rules would apply again, and we will update this page.
In April or May, so it's listed by June. The main search period is July and August and the peak is September; from October demand plummets because those who were looking have already found something. Listing late is the most common reason a student apartment goes through the academic year with empty rooms.
We work in the city of Zaragoza and its immediate surroundings. For students, what matters most is the time on foot or by bus to the campus: Universidad, Centro, Delicias, Las Fuentes, Torrero and Actur work well. If your apartment is far from any campus, we'll tell you and look at other options, such as a traditional let or renting by the room to working people.
It's a shared apartment let to several students during the academic year, from September to June: each has their own room and they share the kitchen and communal areas. Many come from elsewhere and leave the apartment in summer, and as a student rarely has an income of their own, it's usually the family who pays, with the parents as guarantors. To let well it needs good connections to the campus, rooms equipped for studying and fast, stable internet. For you it means high turnover, several move-ins and move-outs a year and people living together who didn't know each other. If you don't want that part, we handle it all academic year. What a student looks for, in the guide to room rental for students.
It's taxed in your IRPF (Spanish personal income tax) as income from real estate capital: from what you receive in the year you subtract deductible expenses, and what remains is added to the rest of your income and taxed at your rate. What changes with students is the reduction for renting out a home, currently 50% in the general case: it only applies if the apartment or room is the tenant's permanent home, and Hacienda (the Spanish Tax Agency), in its rulings since 2016, denies it when the room is let seasonally or only for the academic year. With a temporary housing contract for the academic year, there's no reduction. That's why the type of contract is decided with your adviser before signing. An example with figures, in the tax rules for room rental.
Yes, and with a student it's the norm, because they rarely have an income of their own and it's the family who pays. What matters is that they can pay: the Civil Code (Código Civil) requires a guarantor to have the capacity to take on obligations and sufficient assets, so ask for their latest payslips or their latest income tax return. They must appear as guarantors in the contract, or in an annex dated the same day, and sign it. Make sure the guarantee states that it is joint and several and that they waive the benefit of excussion: that way you can claim from them without first pursuing the student's assets. If both parents are guarantors, the Civil Code divides the debt between them unless joint liability is agreed. With guaranteed rent, we sign as your responsible tenant and pay you the same regardless. The model clause, in the guarantor guide.
