Agreement and paperwork
Drafting, signing, the deposit, connecting and disconnecting utilities, and renewals when they're due. All with the terms in writing before you sign.
Without lifting a finger
Full rental management, accommodation management, real estate management or property administration: they're different names for the same thing. We take care of the agreement, the tenants, rent collection, repairs and the paperwork. You just watch the income come in.
Were you looking for a student property management company in Zaragoza? We handle that separately, because the academic calendar sets the pace.
What it includes
So you can compare it with whatever anyone else offers you, this is everything you no longer have to handle.
Drafting, signing, the deposit, connecting and disconnecting utilities, and renewals when they're due. All with the terms in writing before you sign.
Advertising, viewings, screening and selection. We show the apartment and check who moves in; you don't take a single call.
Issuing receipts, tracking and chasing payment if needed, with an annual statement of what's been collected for your tax return.
An out-of-hours call about a boiler is no longer yours to take. We coordinate the tradesperson and tell you what's been done.
If you have more than one home, this is where delegating pays off most: one contact, one approach and one summary of what's happening in each apartment.
Delegating the management doesn't change who owns anything. The apartment is yours, so are the important decisions, and you can take back the running of it whenever you like.
Comparison
We offer both options, and the same one isn't always the best fit. The real difference is who takes on the risk.
| What happens with | Full management | Guaranteed rent |
|---|---|---|
| Who signs with the tenant | You, and we manage | We do: we're your counterparty |
| If the tenant doesn't pay | We chase it, but the risk is yours | You get paid all the same |
| Months with the apartment empty | You don't get paid | You get paid all the same |
| The rent | The market rate, depending on what the tenant pays | Fixed, agreed in writing |
| Refurbishment and getting it ready | You pay for it | We cover it |
| When it makes sense | You want the market price and accept the risk | You want peace of mind and a predictable income |
We compare them calmly in the guide guaranteed rent versus traditional management, and here's how guaranteed rent works if that's the one that suits you.
Price
The honest comparison isn't against zero: it's against what it costs you to do it yourself.
A management agency usually charges between 5% and 12% plus IVA (Spanish VAT) of each month's rent and, if finding a tenant is charged separately, one month's rent plus IVA. Always ask for both figures together, because sometimes only one is shown.
We go into it in how much property management costs in Zaragoza.
Between 8 and 15 hours a month on average across viewings, calls, issues and paperwork. And the hidden cost: one month of the apartment sitting empty because you were slow to react is worth more than a year of commission.
With guaranteed rent the numbers change: there's no commission because we're not intermediaries, we're your tenant.
How it works
No cost until signing.
We measure it, photograph it and tell you what's worth changing before letting it and what isn't.
Full management or guaranteed rent, with the figures for each in writing, so you can choose with the numbers in front of you.
Advertising, viewings, selection and signing. From then on, the day-to-day is ours.
About us
We're Gonzalo and Nicolás, two brothers from Zaragoza. There's no call centre: the person who picks up the phone and the person who comes to see your apartment is one of us two.

What people ask us
The questions that come up on almost every visit, answered plainly.
It includes valuing the apartment and getting it ready to let, tenant selection, the agreement and paperwork, monthly rent collection, and handling issues and maintenance, with a single point of contact. The aim is that you don't have to deal with anything: you remain the owner and all you see is the income.
In practice, yes: they're different names for the same job, which is having someone else look after your home while you get paid. They vary depending on who uses them, not on what they include. What's worth looking at isn't the label but three specific things: who takes on the risk if the tenant stops paying, whether there's a monthly fee or a commission on the rent, and what happens in the months when the apartment is empty. We manage homes and rooms in Zaragoza and the surrounding area, with no fee, and we pay the rent into your account at the end of the month.
Our agreement runs from one to five years, and you choose the term within that range. We don't work month by month, and the reason is the same one that lets you get paid even when the apartment is empty: sustaining a fixed rent needs a term long enough to absorb the bad months. If what you're after is a seasonal or month-by-month let, that's a different model with its own contract rules: since 8 October 2026 it's a temporary housing lease (vivienda temporal), which requires the tenant to be living away from their home for a genuine, provable reason written into the agreement, and to last more than 31 days and, in general, no more than twelve months; without that reason, the agreement is treated as a main-residence lease (vivienda habitual) from day one. Seasonal lets signed before that date stay as they were until the end of their term.
This is governed by articles 2.3, 7.2 and 9 bis and the disposición transitoria octava (eighth transitional provision) of the LAU (Spain's Urban Leases Act), as worded by Real Decreto-ley 29/2026 (Royal Decree-law 29/2026) of 6 October. A word of warning: Real Decreto-ley 29/2026 has been in force since 8 October 2026, but the Congreso (the lower house of the Spanish parliament) must ratify it within the following thirty days, as article 86 of the Spanish Constitution requires. Its predecessor, Real Decreto-ley 26/2026, with the same title, was not ratified and was repealed on 2 October. If this one also lapsed, the previous rules would return, and we'll update this page.
We handle advertising the apartment, viewings, tenant selection, the agreement, the deposit (fianza) and lodging it with Aragon's regional government, rent collection, issues and day-to-day maintenance. What remains yours is what the law doesn't allow you to delegate: ownership, the IBI (local property tax) and any extraordinary levies (derramas) from the comunidad (homeowners' association). If you also want to stop carrying the risk of unpaid rent, that's no longer management but guaranteed rent, and it's signed differently.
Yes. With full management you delegate the day-to-day running, but the home remains yours at all times. We handle the operations; ownership and the important decisions are always yours.
Many agencies only do part of the job: they find you a tenant and charge a commission, but the risk of unpaid rent, the empty periods and the repairs are still yours. With truly full management, those fronts are handled for you too. The test is simple: if you have to deal with anything yourself, the management is partial, not full.
Yes. We explain both options and you choose the one that suits your apartment and you. Standard management usually charges a percentage of the rent; with guaranteed rent you receive a fixed amount locked in by contract, whether the apartment is let or empty. We set out the details in the proposal after valuing the apartment.
With full management we keep track of rent collection and, if necessary, pursue any claims. If you also opt for guaranteed rent, unpaid rent is no longer your problem: you receive the agreed fixed rent even if there are issues with the tenants.
In Zaragoza, between 5% and 12% of each month's rent, plus IVA, according to the published rates of five management companies, checked in October 2026. For that percentage they handle rent collection and dealing with the tenant and, depending on the plan, guaranteed payment and issues; the 12% already includes finding a tenant, which, if charged separately, costs one month's rent plus IVA. And empty periods are still your risk: with an apartment at €700 a month, management at 8% plus IVA, one month's rent plus IVA up front and one empty month, you're left with €6,107 of the €8,400 from twelve full months. With guaranteed rent there's no commission, because we're not intermediaries: we're your tenant. The full numbers are in how much property management costs in Zaragoza.
